First-time buyer surveys: what matters?

Learn the difference between a mortgage valuation and a buyer survey, and what to look for when viewing a property.

A valuation is not a survey

The lender’s valuation is for lending purposes. It may not give you the detailed condition information you need as a buyer.

Choose an appropriate survey

Discuss the property with a qualified surveyor and choose a report suitable for its age, construction and condition. Ask about exclusions and inaccessible areas.

Warning signs at viewings

Look for damp staining, cracking, drainage problems, roof defects, uneven floors and unapproved alterations. Do not diagnose structural issues from a photograph alone.

Act on the report

Request specialist advice and reliable repair estimates for significant concerns, then decide whether to proceed, renegotiate or withdraw where legally possible.
